Apartment Booking Conditions.
All bookings are made subject to the following conditions:
1. The property is offered for holiday rental subject to confirmation by The Owners or their representatives. It must not be used for any purpose other than a holiday rental.
2. Bookings will only be confirmed once the 50% deposit has been received. Following receipt of the deposit, The Owners or their representatives will send a confirmation invoice ~ this is formal acceptance of the booking. The deposit is non-refundable and we strongly recommend that you take out additional travel insurance to cover cancellations.
3. The balance of rent together with the security deposit (clause 5) is payable not less than 28 days before the start of the rental period. If payment is not received by the due date, The Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of rent unless we are able to re-let the property. In this event clause 8 of these conditions will apply. Reservations made within 28 days of the start of the rental period require full payment and security deposit at the time of booking.
4. Any chargeable expenses arising during the rental period must be settled with The Owners, or their representatives, prior to departure.
5. A security deposit is required at the time of paying the balance of rent. However this sum shall not limit the client's liability to The Owners, or their Representatives. The Owners will account to the client for the security deposit and refund balance due, normally within seven days of the end of the rental period, subject to the property being handed over in a clean condition and all breakages accounted for.
6. The Client agrees to pay for any breakages, losses or damage to the property and/or it's contents, caused or arising during the period of the letting.
7. If The Client notices any damage to the property which has not been caused by them, at the start of the rental period, then they should notify The Owners, or their Representatives, immediately.
8. Subject to clauses 2 and 3 above, in the event of cancellation, refunds of amounts paid will be refunded only if we are able to re-let the property during the agreed rental period. Any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange comprehensive insurance (including cancellation cover), and to have full cover for their party's belongings, personal liability etc. since these are not covered by The Owners insurance.
9. The rental period normally commences at 16.00 hours on the day of arrival and finishes at 10.00 hours on departure day. The Owners are not obliged to offer the accommodation before the time stated in your booking confirmation and The Client is not entitled to remain in occupation after the departure time stated.
10. The Client agrees to be a considerate tenant and to take good care of the property, leaving it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the price, we reserve the right to make a retention from the security deposit to cover additional cleaning costs if The Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which is likely to cause a disturbance to neighbouring tenants and properties.
11. The Client shall report to The Owners, or our representatives, without delay any defects in the property or breakdown in equipment or appliances. Arrangements for repair or replacement will be made as soon as possible.
12. We shall not be liable to the client:
for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment or appliances in the property.
for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strike or other matters beyond our control.
for any loss, damage or inconvenience caused to or suffered by The Client if the property shall be rendered unavailable as a result of circumstances beyond our control.
13. Under no circumstances shall our liability to The Client exceed the amount paid to us for the rental period.
14. In the event of a dispute The Client and The Owners will endeavour to reach a fair and just settlement.
15. The Client Must state the number of guests in their party at the point of making a booking enquiry. The Owners are NOT obliged to provide additional beds after the booking has been confirmed. |
